As a home seller, the idea of getting a home inspection before listing your property might seem like a responsible and proactive approach, right? However, doing this may be like opening Pandora’s box and once it’s open, there is no turning back. 

  1. Getting a pre-listing home inspection can be time-consuming and expensive. Hiring a qualified home inspector, identifying and addressing potential issues, and fixing any problems that arise can add unnecessary delays and costs to the selling process. Instead, sellers can focus on staging, marketing, and preparing their home for the market, which are all crucial factors in attracting potential buyers. Good Realtors can give homeowners a list of things that could be good to fix but a deep dive is not needed.

  2. Home inspections may uncover issues that sellers were not previously aware of. If sellers become aware of problems through a pre-listing inspection, they are required to disclose those issues to potential buyers. Any latent defect that can not be seen must be disclosed by the seller to potential buyers. Once a home inspection is done and the seller has the knowledge of latent defects for that home, there is no turning back because the issue is now known.

  3. By waiting for a buyer to conduct their home inspection during the contract period, sellers have more flexibility on how to respond. Sellers may get a contract with no inspections or a buyer who only wants to inspect for their informational purposes. If a buyer does present a list of defects to be fixed, the seller can opt to repair everything on the list, some things on the list or nothing on the list. If the market is hot and inventory is low, buyers might be willing to overlook minor issues in favor of securing a property quickly. 


  1. Home buyers often prefer to conduct their own inspections as it gives them a sense of control and confidence in their purchasing decision. Buyers are more likely to trust an independent inspection and be more satisfied with the purchase knowing they have had a thorough examination of the property rather than accept the report that the seller may provide.

  2. Selling a home can be an emotional process, and sellers may feel attached to their property. Having a pre-listing inspection could lead to unnecessary stress if issues are discovered. Waiting for the buyer's inspection results can provide sellers with more emotional distance and allow them to approach the negotiation process more rationally.


While the idea of getting a pre-listing home inspection might seem like a responsible step towards a smooth home selling process, that might not be the case in practice. By avoiding pre-listing inspections, sellers can save time, money, and reduce their liability. Moreover, leaving the inspection process to the buyers might lead to better negotiation opportunities and higher buyer satisfaction. As with any major decision in real estate, it is essential for sellers to carefully evaluate their specific situation and consult with an experienced Realtor before making a final choice.
