For Sale By Owner (FSBO) is a popular option for homeowners who want to sell their property without the help of a real estate agent. While FSBO may seem like an attractive option, it comes with several significant risks that homeowners should be aware of before taking the leap.
In Maryland, anyone can get a buyer in the 2023 market because housing supply is low, and buyer demand is high. Many sellers want to save some money by not hiring a real estate expert because they think they will lose money in the end. FSBO homes sell for about 35% less than homes that hire a listing agent, per a study done by the National Association of Realtors in 2022. And only 10% of those sellers were successful in selling their homes on their own.

There are services available that sellers can use to list their home themselves but without having representation, they are getting the bare minimum support without any expertise. This would be like buying oil for a car so the owner can change it themself while not having any experience about how messy and time consuming it can be. Can they get it done? Of course, but in the end, they may regret the time wasted and what was involved to get it done.
Time commitment: Selling a home is a time-consuming process, and homeowners who sell FSBO will need to invest a significant amount of time into preparing the home for sale, showing it to potential buyers, (letting strangers come into their home with no vetting that they are legitimate) and negotiating with buyers. This can be stressful and overwhelming, especially for homeowners who have other commitments. Real estate agents vet buyer customers to ensure they have the means to purchase the home and are serious purchasers. By allowing only agents to show the home, the seller is reducing their risk of letting any stranger into their house without knowing anything about their motives.
While selling your home by yourself may seem like a cost-effective option, it comes with several significant risks that homeowners should be aware of before making a decision. Real estate agents have the expertise, experience, and resources to help homeowners to sell their home quickly and at the best possible price, and they can help to avoid many of the perils associated with FSBO.
