10 Easy Ways To Prep Your Home For Sale
First impressions are lasting impressions - check your curb appeal! Buyers do judge a book by its cover - so what’s the outside of your house telling them? Is your landscaping neat and colorful? Does your front door show the signs of its age? Planting colorful flowers and painting the front door are a couple of inexpensive way to increase the curb appeal making a great first impression!
Empty out the clutter! Less is more - the less you have in the house, the more buyers can see and envision the home as theirs. Remove the knick-knacks, clutter on the counters, items under beds, behind doors, etc. (Do you really need your glass cat collection displayed while showing the house?) We didn't think so either.
Closets are no longer a hiding place - buyers like to look in every closet and cabinet regardless of where they are located. Removing everything from the closet or at least half of it will allow potential buyers to really see what the closet looks like enabling them to envision the home with their belongings.
De-personalize your home - remove the family pictures, photos, and art work. Create a clean palette allowing buyers to envision their style and taste in your home.
Rent a storage locker - you’ve just packed up your knick-knacks, photos and half of your closets. Now is the time to think of this as pre-packing for your move. As you pack the boxes, label them and stack them in storage so when your house is sold, you can quickly load these items on the moving truck!
Bring in more light - buyers like bright spaces flooded with natural light or illuminated with warm lighting. Take down your curtains, clean your windows, open your blinds and let the natural light in, especially during showings. If natural light isn’t available, add lamps to any rooms that need more light to ensure every corner is warm and bright.
Remove pet items and clean often - Not everyone is a lover of dogs and cats. Empty out the kitty litter; put the dog food away; make sure to vacuum all the pet hair off the furniture. These small items can kill a deal giving the impression that the home is not clean. So remove all doubt by removing pet items often and changing out the litter boxes.
Keep your house showroom ready - Clean, clean and clean again! Touch up scuff marks on walls, make sure the floor sparkles. By staying on top of cleaning daily, you’ll have every reason to say “Yes” when a showing request comes in even if they want to see it 15 minutes from now!
Find a great real estate agent - look for someone tech savvy who will market your house using both traditional methods and new options like social media, closed networking groups and more! Take time to read their reviews and to interview a couple of agents to make sure they are knowledgeable about your area and market.
Talk to your agent before remodeling - So many sellers invest thousands of dollars on updates only to find out that they focused on the wrong items. Talk with your real estate agent before starting any updates to make sure you’ll get the biggest bang for your buck. A great listing agent will make time to give you advice on what to consider for remodeling as well as inexpensive improvements that will improve how buyers value your house.
